I am new to this forum and wanted to turn to this community for help.  It is a long story, but ultimately through a passive investment (I live in California) via people I formerly trusted, I am now in a position of controlling an LLC that owns 4 homes in Atlanta's West End area.  I had thought they were being managed, but learned this year that they had been effectively abandoned by the company my &quot;active investing partner&quot; had entrusted with their management and are occupied.

It is uncertain whether the property manager had leases with the people in the houses, but he no longer responds to contacts.

My goal is to transfer ownership of these properties to a person or family who would contribute to the improvement of the community, but I do not live in Atlanta and have not found anyone willing to help me who is local and knows the community.  For example, I would be happy to transfer title to the current occupants, and if agreeable hold a morgage for what they feel is fair to pay (assuming they are honest people).  SIgnificant money went into improving the properties, but it seems ownership rights are not being respected in the area.  I am sympathetic with people who need homes, but want to make it legal if people want to stay in these houses.

Is anyone on this forum able or willing to advise me?  I have consulted a lawyer and realtor, but I think their ability to help has been limited.  They can help me transfer title legally, etc., but most advise me to abandon the LLC.  I dont this this helps the community so if anyone is active in helping low income families find and own a home, please let me know.  I am seeking ideas or a person who would want to volunteer to help 4 homes be managed by someone who will improve the area.

            <description>Yes, We will hire People that have been in a Union. Most of our Plants are Union Plants. If we did not hire people that had been in a Union we basically would have no employees. Most people with Manufacturing experience has been involved with a Union at one point or another. We will open as a Non Union shop but it is employee's legal right to start a Union. Our plant's are represented by Steel Workers, which is the same Union Goodyear had. It will be up to the workers we hire as to wheather they vote that Union in or not.</description>

            <description>Be on the lookout for the truck pictured in the photos below - if you see one looking like it, get the license plate # and post it here, or tell me, etc.

Several of us were climbing at the Quarry Sat June 25 2011 when someone drove up to about the base of the scree and illegally dumped a pile of trash (old box spring, wood, child's safety seat, etc). One of us, Bob, got three good incriminating pictures of the culprit - showing the junk half in the pickup, then the junk on the ground and then the culprit driving away. Unfortunately the photos do not show either the license plate or the culprit's face. However, there is enough detail in the photos to identify the vehicle if one has or finds a suspect - or if someone sees this truck again. For example, the pickup has a white left front side, different in color from the rest of the vehicle, etc. If there is already someone suspected of dumping at the Quarry, this might be useful. Also, if anyone sees that truck again as it is driving in, get down there quickly and get their license plate number.

Anyway, here are the photos - be on the look out for this truck! If we can get a license plate # later - even without proof of dumping at that time, then these photos will become very useful to show they were dumping on June 25.</description>

Following the parade, there is an art show at the fully restored Historic Train Depot featuring Indy 500 artwork from Waterloo Elementary Students, DeKalb Middle School Students, and DeKalb High School students. Admission is of course, free.
There will also be face painting, a bicycle rodeo and a jump house available for children.</description>

            <description>Yes, my home is a mess and I am disorganized. Try watching The Messiest Home in America 4 on the Style Network, now that's messy. I have had people come into clean-up and it just gets messy again. I am in the middle of trying to clean up now. It takes me forever, so I am going to put things away and then look to have someone come to really clean. Good Luck, I don't buy things its just junk.</description>
